To prevent balcony leakage, keep the balcony drain clear of sand and leaves, avoid hosing down the floor, check the door threshold seal and grout, make sure the AC condensate line drains properly, and have the waterproofing checked if the flat below reports damp. Most balcony leaks start with a blocked drain or failed grout.
Keep the drain clear
Dubai dust and sand settle on balconies and wash into the drain, where they compact into a plug. Lift the drain grate every few weeks and clear it, especially before the winter rain season.
Wash with a mop, not a hose
Large volumes of water find every weakness in grout and edges. Mop instead.
Check the door threshold
Water often enters under sliding door tracks. Keep the track clean and its drainage holes open, and reseal the threshold if it cracks.
Watch the AC line
Split AC condensate pipes sometimes discharge onto balconies or run through them. A cracked or disconnected line leaks every time the AC runs.
Know when to re-waterproof
Persistent damp below, loose tiles and white salt marks mean the membrane may have failed. Book balcony leak detection to confirm before retiling.
