The clearest signs of a hidden water leak are a DEWA water bill that rises without a change in use, a water meter that moves when every tap is off, damp or bubbling paint, musty smells, warm patches on floor tiles and the sound of running water at night. Any two together justify a professional leak detection visit.
Why hidden leaks are so common in Dubai
Most supply pipes in Dubai homes run inside block walls, under floor screed or through ceiling voids. They are joined with heat-fused PPR fittings that are reliable when made well, but a single badly fused joint, a nail through a pipe during fit-out or years of pressure surges from a booster pump can create a slow leak you never see. Add hot summers, hard water and AC condensate lines running through the same voids, and it is easy for water to escape quietly for months.
The 10 signs
- Your DEWA water consumption jumps. Compare the same month last year in the DEWA app. A rise of 20% or more with no new occupants or a pool top-up deserves investigation.
- The meter moves with every tap closed. Turn off all taps, the washing machine and dishwasher, note the meter reading, wait 30 to 60 minutes without using water and read it again.
- Paint bubbles or peels. Moisture behind paint pushes it away from the wall, often near bathrooms and kitchens.
- White salty deposits. Efflorescence forms when water carries salts from block and plaster to the surface.
- A musty smell. Persistent mustiness in one room or cupboard often means hidden damp.
- Mould along skirting or in corners. Especially where there is no condensation source.
- Warm floor tiles. A hot water line leaking under screed warms the floor above it.
- Grout darkening or tiles loosening. Water undermines tile adhesive over time.
- Running water sounds at night. When the home is quiet, a pressurised leak can be heard.
- Low pressure in part of the home. Water escaping from a branch line reduces flow to fixtures after it.
What to do if you notice them
Start with the meter test. If the meter moves, close the main valve: if it stops, the leak is after the valve inside your property. Then book professional leak detection. Thermal imaging, acoustic sensors and pressure testing will pinpoint the leak so only a tile or two is opened. Do not start breaking walls on a guess; damp travels, and the wet patch is often not directly over the leak.
Tenant or owner?
In most tenancy contracts, hidden pipe leaks are a major maintenance item for the landlord, while minor fixture issues may fall to the tenant. Our detection report documents the cause and location, which makes that conversation much easier.
Dubai homeowner checklist
- Do a one-hour meter test with all water off before you book.
- Photograph damp patches with a coin for scale so you can see if they grow.
- Check under the water heater and behind the washing machine first; they are the quickest wins.
- If you rent, tell your landlord in writing and keep our report.
