Plumbing in Dubai is governed by Dubai Municipality building and public health requirements, DEWA rules for water connections and metering, and Dubai Civil Defence requirements for gas installations. Homeowners are responsible for plumbing after the DEWA meter; buildings must keep water tanks clean and maintained. Always confirm current rules with the authority.
Water supply and DEWA
DEWA supplies and meters water. Pipework and fittings after the meter belong to the property, and leaks there are the owner's responsibility. Connection changes and new meters go through DEWA.
Water tanks
Dubai Municipality public health guidance requires water storage tanks to be kept clean, covered and disinfected, with records maintained for buildings. Many properties clean every six to twelve months. See water tank cleaning.
Gas installations
Gas systems, especially in commercial kitchens and central gas buildings, follow Dubai Civil Defence requirements. Only competent, approved contractors should alter gas lines. See gas line installation.
Drainage and grease
Food businesses must manage grease properly to protect municipal sewers, typically through grease traps and regular cleaning. See drain cleaning.
Tenants and landlords
Tenancy contracts usually assign major maintenance to the landlord and minor upkeep to the tenant. Check your contract and the Dubai Land Department / RERA guidance for disputes.
