To detect a hidden leak in an apartment, do a meter test with all water off, a food-colouring test in each toilet cistern, check under sinks and behind appliances, inspect the water heater safety valve and look for damp patches near bathrooms. If the meter still moves and you find nothing visible, the leak is concealed and needs thermal and acoustic detection.
Step 1: The meter test
Find your water meter, usually in a corridor duct beside your door or in a shared meter room. Close every tap, make sure no appliance is filling and the toilet cisterns are full. Note the reading or photograph the dial, wait an hour without using water, and check again. Any movement means water is going somewhere.
Step 2: Toilets first
Running toilets are the most common "hidden" leak because the water disappears silently down the pan. Put a few drops of food colouring in each cistern (for concealed cisterns, take off the flush plate and drop it in through the opening). Do not flush for 20 minutes. Colour in the bowl means the flush valve is leaking; our toilet repair team fixes this quickly.
Step 3: Under sinks and behind appliances
Use a torch. Look for drips on angle valves, flexible hoses, the trap and the waste. Feel the cabinet base for softness. Pull the washing machine out if you can and check its inlet hose and the valve behind it. Check the dishwasher connection under the sink.
Step 4: The water heater
Most apartment heaters sit in a cupboard or above a false ceiling. Look at the safety valve: a constant drip into the drain line wastes water and means the valve or the pressure needs attention. A damp patch around the base of the heater means a tank or connection leak.
Step 5: Walls, floors and ceilings
Look for bubbling paint, darkened grout, loose tiles and stains, especially on walls backing onto bathrooms and kitchens. Feel floors near bathrooms for warm patches with bare feet. Check the ceiling for stains, particularly below the apartment above.
When to call a professional
If the meter moves and you have ruled out toilets, appliances and visible fittings, the leak is inside a wall or floor. That is when professional residential leak detection pays for itself: we isolate hot and cold circuits, pressure test, then trace with thermal imaging and acoustic microphones to mark the exact spot.
Dubai homeowner checklist
- Do a one-hour meter test with all water off before you book.
- Photograph damp patches with a coin for scale so you can see if they grow.
- Check under the water heater and behind the washing machine first; they are the quickest wins.
- If you rent, tell your landlord in writing and keep our report.
